Great Great Value for your money. Normally we would not have opted for this. However, we didn't have much choice in downtown univ area. However, I have to say..this place so clean with so much light, in a great location,..we were pleased with what we got.

On the outside it looks like a no-tell motel....gotta be honest we were a little nervous to see the state of the rooms, but it was the cheapest and closest location to Eldora we could find for the night. However, we were very pleasantly surprised when we entered our two rooms! The rooms were new, clean, and smelled ever so fresh. Not fake perfume cover-up fresh, but summer laundry in the breeze fresh. The bathrooms are beautiful and the TVs are big. We stayed on a winter Saturday night and it was very quiet, cozy, and warm. Also the staff was incredibly kind and helpful (I believe their names were Jennifer and Stephanie). They seemed friendly and genuinely happy to have us, like we just came to their house to stay as houseguests. Absolutely thrilled by this budget hotel experience. Highly recommend!

The best 2-star hotel I have ever stayed at. Super clean room and grounds. Everything worked and was "modern." It was surprisingly quiet, but then it was too cold for outdoor partiers. Also excellent blackout shades kept the room dark for sleeping. Parking was convenient. And it was walking distance to a lot of places.

Absolutely delightful. From the outside I did not expect much, but in the end this was a better experience than I've had at luxury hotels. The receptionist was kind, friendly, and helpful. The rooms are lovely, almost cute. Very clean. They are small but not cramped, with a microwave, fridge, and large wardrobe. The bed was large and very comfortable. Hot water appeared immediately and there are generous amounts of toiletries available in the bathroom. My only (quite minor) complaints/things you might dislike: - Very noisy. Partly due to location on a busy street, partly to thin walls & windows as well as appliances in the room. I am sensitive to sounds and found it disruptive but not unbearable. - No bathtub. There is only a shower (though it is a nice shower). - Limited/cramped parking. There are spots in front and back but it was a bit difficult to find a spot, especially in the dark. On the whole I highly recommend this inn! It was a very good experience and I would stay here again.

Incredible location, kind staff, fancy updated rooms, my bathroom was beautiful! I really loved my stay and will return. It’s also close to everything, the famous Pearl St is walking distance and “The Hill” is also walking distance. Traffic can be a bit loud but I travel with ear plugs & have the fan going & don’t hear anything after that. You can’t beat this location.

It's a very basic motel but it's clean and neat and the service is great and it's right next to Pearl Street you can walk there without having to worry about parking and you can also walk to the university. The location is awesome

Trying to keep this as accurate as possible. Some of the reviews below related to empty soap bottles, dingy rooms, loud behavior, and a general lack of upkeep...are correct. But here is the thing, LOCATION!!! Right in the heart of downtown, and right across the river from the encampment, this location cannot be beat. Walk from your room to the Flat Irons, Flagstaff Overlook, the red spire type rocks at the end of Pearl Street, all of downtown, all of the University and a lot more. I wouldn't bring my grandparents here, but if you are easygoing and enjoy observing humanity, this will be the perfect place for you. We really enjoyed our stay. I will stay here again next trip to Boulder. Friendly staff, great location, excellent parking, outdoor pool, and the rooms are...okay. I think this is an honest and accurate description/review. I do not at all intend to paint this Inn in an unkind light. Quite the opposite, it is a wonderful place. Just be sure you know what to expect and you will be very happy with your choice.

While I didn't stay at the Boulder University Inn, I did make a reservation that I had to cancel. I was expecting a run-around, hut they were understanding, professional and cancelled my reservation without any games. I will be staying there next time around.
